Living in Tamarac, FL: A Local's Guide to Buying a Home in 2026

Tamarac is where I run my business — literally; my office sits on West Commercial Boulevard, right in the middle of it. If you're looking at Tamarac, you're looking at one of Broward County's best-value cities: golf course living, one of the largest active-adult communities in South Florida, and easy access to everywhere else in the county.

What Makes Tamarac Special

Tamarac sits in northwest Broward, wedged between Coral Springs, Sunrise, and Lauderhill — close to everything without the price tag of the coastal cities. It's long been known as a retirement destination, anchored by Kings Point, one of the largest 55+ active-adult communities in South Florida, but the city has a real mix: young families, golf-course retirees, and first-time buyers all find their footing here. Two private golf clubs — Woodmont Country Club and Colony West — give parts of the city a resort feel most visitors wouldn't expect.

Home Prices in Tamarac (2026)

Tamarac remains one of the more accessible cities in Broward County. Condos and villas in 55+ communities like Kings Point start in the $100,000s, making it one of the most affordable entry points in the county. Single-family homes in neighborhoods like Woodmont and the Mainlands typically run $350,000 to $550,000, with golf-front properties commanding a premium. It's a market where buyers can still find real value without leaving Broward.

Best Neighborhoods in Tamarac

Kings Point is the city's best-known community — a sprawling 55+ neighborhood with clubhouses, pools, and a full activities calendar, popular with buyers relocating from up north. Woodmont offers golf-course single-family homes and villas around its namesake country club. Colony West has a similar golf-community feel on the city's east side. For buyers who want a traditional single-family neighborhood without an age restriction, the Mainlands and the areas around Tamarac's public parks are worth a look.

Schools, Dining & Daily Life

Tamarac is served by Broward County Public Schools. The city sits minutes from Sawgrass Mills — one of the largest outlet malls in the country — and has quick access to the Sawgrass Expressway and Florida's Turnpike, making commutes to Fort Lauderdale, Coral Springs, or Boca Raton genuinely easy. Tamarac's parks system, including the Tamarac Sports Complex, gives it more green space than a lot of its neighbors.
